If the inspection determines the roof has at least five years of useful life remaining, the insurer cannot refuse coverage solely because of the roof’s age.

Why Comparing Roofing Quotes Isn’t Always Apples to Apples
It’s tempting to look at three roofing estimates and immediately choose the lowest number.
But first, look at what’s actually included.
Does the estimate include:

- Permits?
- Underlayment?
- Flashing and ventilation?
- Decking repairs, or an explanation of how those repairs are priced?
- Manufacturer warranties?
- Contractor workmanship warranties?
- Cleanup?
- The exact roofing product being installed?
A lower estimate isn’t necessarily a better deal if important components are missing or lower-quality materials are being used.
Instead of asking only, “Which quote is cheapest?”, ask:
